Preferred Management Services offers management services for single family, condo and town home Community Associations.
- Areas of Service
Preferred Management Services offers management in Harris, Montgomery, Ft. Bend, Galveston and other surrounding counties.
- Developer Consultation
Preferred Management Services will assist land developers with the creation of new commercial property, commercial associations and governing documents.
- 24 Hour Emergency On-Call Service
If there is an emergency with your property you want to know someone is there to meet those needs. Preferred Management Services provides 24 hour on call service.
- Standard Management Agreement with Board Approved “Preferred Management Services” Option
Preferred Management Services give you choices. Not only do we provide the standard management package but we also provide you with additional choices that you are able to request at anytime. This allows you to pay only for the services you need.
- Vendor Contract Oversight
One of the services we offer is oversight of vendor services to assure the work is done accurately and in accordance with the approved proposal prior to authorizing payment.
- Physical Common Area Inspections
Preferred Management Services performs monthly inspections of your community and common areas. If the Board has approved deed restriction policy we also work within that Board approved policy.
- Meeting Attendance
Preferred Management is available for monthly, bi-monthly, quarterly or annual meeting attendance. We also will attend meetings for non contracted Association on an as needed consulting basis. You choose what’s right for your community/Board needs.
- Assessment Billing and Collection
Preferred Management Services prepares and mails the Association’s assessment in accordance with the governing documents. Upon the expiration of the due date, Preferred Management Services will work with the Board of Directors to enforce the Board approved collection policy.
- Understanding Deed Restrictions and Texas Property Code
Preferred Management Services will work with the Board of Directors in better understanding how the Association’s governing documents work in conjunction with Texas Property Code.
- Development of Policies and Procedures
Preferred management Services will assist the Board of Directors with the creation of policies and procedures that will work within the governing documents of the Association to keep property values as high as possible.
- Architectural Application Review
Preferred Management Services processes both standard improvement applications as well as new construction applications. All applications are scanned directly into the homeowners account as a permanent record.
- Preparation of Annual Budget
Preferred Management Services will assist Board of Directors and developers with the preparation of an annual budget.
- Monthly Reporting
Preferred Management Services will provide the Board of Directors with monthly financial statements, other requested financial reports and deed restriction reports.
- Community Websites
Preferred Management Services provides a top of the line website to each of its contracted clients. The website allows members to log in and view a 12 month account history (including assessment and deed restrictions), track pool tags, make online payments, view community calendars, view the Association’s governing documents, the approved budget and financial reports.
